The Difference Between a Buyer’s Agent and a Seller’s Agent — And Why It Matters
When it comes to real estate, many people hear “agent” and assume every Realtor® does the same thing. But in reality, the roles of a Buyer’s Agent and a Seller’s Agent are very different — and understanding the difference can have a big impact on the success of your sale.
Buyer’s Agent: Representing the Buyer
A Buyer’s Agent works exclusively with homebuyers. Their job is to:
• Help clients search for homes.
• Schedule and conduct showings.
• Advise buyers on making offers.
• Guide them through inspections, financing, and closing.
Their focus is to protect the buyer’s interests and secure the best possible deal for their client.
Seller’s Agent (Listing Agent): Representing the Seller
As a Listing & Marketing Specialist, my role is completely different. I represent the seller and my responsibility is to:
• Professionally market the home to reach the largest pool of qualified buyers.
• Create demand through multiple marketing channels.
• Negotiate the strongest offers to achieve the best outcome for the seller.
• Guide the transaction from listing to closing with the seller’s goals at the forefront.
In other words: I don’t just put a home on the market — I actively work to sell it.
